Stroma Built Environment’s Old Queen Street project in Westminster, London has been shortlisted for a major BREEAM award. The project, which was a redevelopment and conversion of the Old Queen Street office premises to wholly residential properties, was awarded BREEAM “Excellent” rating.
The conversion was achieved by way of an internal refurbishment of the existing building, which retained the existing frontage with limited demolition works. Overall, the development consisted of 15 apartments, with a further dwelling in a new extension at roof level, providing 16 apartments in total, within a floor area of 2432.8 GIA M sq.
The building’s main performance improvements came in the form of the building fabric and associated services, which yielded the highest carbon emissions reduction. Other notable improvements included the thermal performance of the building, which was achieved through passive and active design measures, such as fabric performance, air tightness and mechanical ventilation with heat recovery ventilation (MVHR). This resulted in a reduction of carbon emissions and a prevention of overheating.
Furthermore, the risk of summer overheating was considerably reduced through the application of passive design and low energy measures. This was implemented in-line with the ‘cooling hierarchy’ and London Plan Policy 5.9.
All the shortlisted buildings in each category have been drawn from the year’s highest scoring buildings under BREEAM. Each project from the categories of Commercial Projects, Public Projects, Homes and Regional Awards will be presented to an independent panel of judges who will ultimately select the final winner. Stroma Built Environment’s project is listed under Homes – Post Construction Award.
The awards ceremony itself takes place on Monday 2nd March, at London’s Hilton Bankside, which kicks off the week of Futurebuild 2020.
