Legionnaires' disease is a serious strain of the pneumonia virus caused by inhaling legionella-contaminated water droplets. Legionella can be present in man-made hot and cold-water systems, including those found in domestic properties.
There are numerous pieces of UK legislation (including the Health & Safety at Work Act, The Control of Substances Hazardous to Health Regulations and the L8 Approved Code of Practice), which govern the control of legionella risks.
There is a requirement for property owners (e.g. landlords, property agents) to assess and control legionella risk within domestic premises. Reducing the risk of exposure involves an assessment of the property's water system by a qualified Legionella Risk Assessor.
