What is BREEAM?

Building Research Establishment Environmental Assessment Method (BREEAM) is the world’s leading environmental assessment method for sustainable buildings. It enables designers, developers and building managers to demonstrate the environmental credentials of their buildings against a universally recognised, benchmarked set of standards. Whether you need a pre-assessment for planning, feasibility or funding requirements, our BREEAM Assessors have the required level of expertise to assist in achieving a required BREEAM rating.

Stroma Built Environment’s BREEAM Assessors are qualified to undertake all types of BREEAM Assessments and also have demonstrated the levels of expertise required to be a ‘BREEAM Accredited Professional’ (BREEAM AP). Appointing a Accredited Professional allows additional BREEAM credits to be targeted through the provision of specific advice throughout the project delivery.

BREEAM 2018 requires early engagement (RIBA Stage 1-2) with the design team and a number of tasks to be completed and submitted to the BRE pre-planning. Our assessors are able to guide you through this early process and are qualified to complete full Life Cycle Analysis, on approved BRE software, to maximise concept stage credits. This is key if you are aiming for Very Good or Excellent rating. We undertake assessments for both commercial and public buildings, including assessments to achieve BREEAM ‘Excellent’ and BREEAM ‘Outstanding’ ratings for our clients.

Explaining BREEAM

BREEAM sets the standard for best practice in sustainable design and is recognised both nationally and internationally as a measure of a building’s environmental performance. It provides an environmental performance benchmark across 51 sustainability issues and many Local Planning Authorities require a BREEAM assessment as part of your planning.

Working with a Stroma Assessor

Your project will have a dedicated BREEAM Assessor who will work with the design team from an early stage to advise you on how to achieve your desired rating. There are three stages to the assessment procedure:

Pre-Assessment

The BREEAM pre-assessment provides advice on the sustainability of a development and the elements that need to be incorporated into the detailed design and cost plan to ensure you demonstrate compliance with planning policies.

There is an initial meeting with the design team to discuss the BREEAM criteria and to approve a score based on commitments made and the information available. A period of time is then set for the design team to review commitments made and an opportunity is given to respond to the assessor with any comments. Once the rating is agreed, a Stroma assessor will complete and issue the pre-assessment report.

Design Stage

The BREEAM design stage assessment is based upon evidence supplied by the design team. The scheme is assessed against the credit criteria and a design stage certificate is provided.

Post Construction

At the BREEAM post construction stage assessment the final certified assessment is carried out prior to handover and, based on the evidence collected and a site inspection, a final certificate is presented with the rating of the building.


BREEAM Credits

Local Authorities set policy requirements and conditions that a project must achieve a minimum level of certification under the methodology. To achieve a required rating, you must earn credits through a variety of environmental elements, including:

  • Health and Wellbeing – Daylight Calculations, Thermal Modelling, Acoustics
  • Energy – SBEM, SAP, Air Tightness, Feasibility Study, LZC Report
  • Water – Water Efficiency Calculations
  • Materials – Materials used within construction
  • Waste – Reducing waste during construction and operation
  • Land Use and Ecology – Contaminated Land
  • Pollution – Flood Risk Assessments, Noise Impact Assessments
  • Innovation – Use of technology
  • Transport – Access to public transport, car parking, etc
  • Management - Thermography
