Stroma to deliver passive fire protection and fire stopping for £350m Leeds Trinity development

Stroma has been appointed by Laing O’Rourke to deliver passive fire protection and fire stopping services at Trinity Leeds, a flagship retail and leisure development in the heart of Leeds city centre.

The £350m development will be the only major shopping centre to open in the UK in the next two years. Encompassing 1m sq ft, it will include a range of different spaces including retail units from 100 to 100,000 sq.ft, restaurants, and prestigious leisure facilities.

The overall development incorporates two separate projects: Trinity West is the remodelling/refurbishment of the Leeds Shopping Plaza; Trinity East is an extensive new build with a number of unusual architectural features, including a dramatic, curved glass roof.

Stroma is undertaking passive fire protection services (applying structural protection to the steel frame), and fire stopping (for example, the sealing of service penetrations).

Our works are being undertaken in four phases to complement the overall programme of development: the Trinity East basement, followed by two phases at Trinity West, ending with the rest of Trinity East.

Stroma has seconded a Project Leader to the project who will provide a permanent presence on site throughout our operations. Our work on site began in July 2011 and will continue for approximately 18 months; the development is scheduled to open in Spring 2013.

The main challenges associated with this project are connected to city centre location and constrained nature of the site. The timing of deliveries is important and we are using project management software to administer this. Furthermore, due to the proximity of other operations, considerate contracting is crucial. Continuity of trade for neighbouring businesses is a key priority for Stroma, Laing O’Rourke and the ultimate client, Land Securities.

The programming of all site works has taken into account the need to keep any disruption to a minimum, with night working undertaken where feasible and appropriate. We have been careful to keep noise and dust generated by our works to a minimum, undertaking ‘clean’ prep works and using dust-extraction fans.
