The Property Manager

Changes to the EPBD (Energy Performance of Buildings Directive) specify that from October 1st 2008, all commercial properties require an EPC (Energy Performance Certificate) when sold or rented - unless they were put on the market before this deadline, in which case the deadline is extended to January 1st 2009. With these new regulations for Part L2A now in place, Stroma realises the pressure placed on property managers to reconcile compliance requirements with investor and occupier demands. That is why we aim to make compliance as straightforward and stress-free as possible. We can advise on and deliver the necessary EPC services to ensure efficient and cost-effective compliance. We can accommodate most timescales, offering responsive turnarounds ideally suited to urgent auctioneer requirements.

Stroma understands that the best business decisions are made when all the relevant information is readily available and this is what we provide. We can devise a clear and comprehensive business strategy for the management of your energy performance requirements. You can employ us to continuously manage your entire portfolio, identifying and fulfilling all EPC requirements accordingly through to your contracts’ completion. Our strong property background and extensive industry expertise means that we are capable of providing all the information needed for the long-term asset management perspective.

However, we can do much more than simply deliver compliance. At present, government legislation specifies only that buildings have an EPC, not that they achieve a certain rating.  However, the EPC comes complete with an advisory report which outlines measure for improving the energy efficiency rating obtained. A recent survey carried out by the Energy Savings Trust revealed that 8 out of ten prospective tenants would hesitate before renting a property that had a poor energy efficiency rating. With our highly competitive rates and minimal lead times, who better than Stroma to help you satisfy this demand for energy efficient property? Not only do we generate the EPC and accompanying advisory report, we offer an extensive range of products and services to enable you to put these recommendations into effect. Since we cover all aspects of building sustainability and compliance, we can offer everything required to ensure that your property fulfils its energy performance potential.

If you allow us to provide you with a portfolio of energy efficient properties, they will be more desirable to potential tenants, induce longer tenant retention periods and be easier to manage which – in the current climate of economic uncertainty – can only be positive.
